Buying your first home is exciting, but it can also come with a learning curve. I love working with a first-time home buyer in Northlake and Justin because I get to help turn that overwhelm into confidence. If you’re house hunting in Northlake, Justin, or the surrounding North Texas area, here are five common mistakes I see first-time buyers make, and how you can avoid them.


1. Starting the Search Before Getting Pre-Approved

It’s tempting to scroll listings and fall in love with a house before you’ve talked to a lender. But getting pre-approved early does two big things:

  • It tells you what you can realistically afford.
  • It makes your offer stronger when you find “the one.”

In our fast-moving North Texas market, a solid pre-approval gives you an edge over other buyers who are still getting their ducks in a row. If you choose to work with me, I require that all of my buyers get pre-approved before we start looking, and I will ALWAYS have a pre-approval letter hand-in-hand with your offer.


2. Clicking the Blue Button on Zillow

I know it’s easy. You see a house you love and hit that shiny “Contact Agent” button. The problem is, that button doesn’t connect you with me (your agent) or even the listing agent. Zillow routes those leads to random agents who pay for exposure. That can lead to confusing conversations or even pressure to work with someone you didn’t choose.

When you work with me as your buyer’s agent, I’m your advocate. If you want to tour a home, just send me the address. I’ll take care of scheduling, getting the details, and representing your best interests.


3. Focusing Too Much on Pinterest Perfection

Dream boards are fun, but real homes are rarely “Pinterest perfect.” It’s easy to get distracted by hex tile floors, dog showers, or the exact paint shade trending on Instagram.

I encourage buyers to focus on their true must-haves: things like bedroom count, layout, location, or accessibility for family members, before chasing finishes. Cosmetic details can always be changed later. Finding the right structure, neighborhood, and price point comes first.


4. Skipping the Inspection or Underestimating Costs

In the excitement of making an offer, some buyers are tempted to skip inspections to make their offer more competitive. Big mistake. Inspections are your safety net. They reveal potential issues and help you make informed decisions about repairs or negotiations.

You should also plan for closing costs, moving expenses, and a small cushion for immediate maintenance once you move in. It’s not just the down payment that matters.


5. Trying to Go It Alone

Buying your first home is a big milestone. Having a local North Texas realtor in your corner makes all the difference. I help first-time buyers navigate each step, explain the fine print, and make sure you have trusted resources for inspections, lending, and more.
